Where to live in Mallorca: the best places and neighbourhoods for apartment buyers

Where to live in Mallorca is the single most important decision when you buy an apartment here. The price per square metre, the kind of life you will lead, whether you walk to the bakery or drive to the marina, all of it depends on the corner of the island you choose.

After years working only with apartments across Mallorca, here is our honest, no-fluff guide to the best places to live, from the heart of Palma to the south-west coast. Every area below has its own page with current listings, just follow the links.

The best places to live in Palma de Mallorca

Palma is where most of our buyers start, and for good reason: you get city life, the sea and the airport all within a few minutes.

Santa Catalina

Once a fishermen's barrio, today the most international, lifestyle-driven neighbourhood in Palma. Walking distance to the marina, full of independent restaurants, a famous market hall, galleries and small boutiques. Best for buyers who want lively streets and to walk everywhere. See current homes in Santa Catalina.

La Lonja and the old town

The architectural heart of Palma: frescoed ceilings, marble staircases and sandstone façades dating back centuries. Quieter and more refined than Santa Catalina. The old town splits into atmospheric quarters, each with its own feel, from La Lonja and the Born to the cathedral quarter of La Seu and the calm, historic Calatrava. Best for lovers of authentic Palma with cathedral views.

Portixol and Es Molinar

The maritime extension of Palma: a long sea-front promenade, a small marina and family-friendly streets where the Mediterranean is part of daily life. The pace is slower and residential, yet the centre is ten minutes away. Best for morning swims and quiet evenings. Explore Portixol and neighbouring Es Molinar.

El Terreno, Cala Major and the hills

Sea views without leaving the city. A wave of renovations is bringing El Terreno back to life, while Cala Major offers seaside living with its own beach just west of the centre. Up in the green hills, Génova and Bonanova deliver panoramic views and quiet, upmarket streets. Best for buyers who want a view and growth potential.

Beyond Palma: the best places to live on the south-west coast

If you want more space, a pool or a marina on your doorstep, the south-west is Mallorca's premium corridor, and still only 15 to 40 minutes from Palma.

  • Bendinat and Cas Català: green, calm and upscale, with a golf course and sea views, popular with families.
  • Illetas: an exclusive coastal pocket of coves and clear water, minutes from the city.
  • Portals Nous: the Puerto Portals marina, restaurants and yachts, one of the island's most prestigious addresses.
  • Santa Ponsa: wide beaches, golf and full year-round infrastructure.
  • Port d'Andratx and Camp de Mar: a stunning natural harbour and a quiet beach resort at the western tip, both genuinely exclusive.

How to choose where to live in Mallorca

Three honest questions to ask before you commit:

  1. How will you actually use the apartment? Daily life, holiday rental and lock-and-leave each suit different areas. City quarters work for everyday living; the south-west suits second homes with a pool.
  2. Do you want to be central or by the sea? Most central Palma apartments have no terrace; Portixol, El Terreno and the south-west give you outdoor space and sea views.
  3. City all year, or seasonal calm? Santa Catalina, Palma's old town and Paguera-style towns live all year. Some resort areas are quieter out of season, which suits some buyers and not others.
